Marbella is not a single market. It is at least eight micro-markets that share a postcode, a microclimate (320 days of sunshine, year-round 18°C average) and an unmistakable Mediterranean rhythm. To buy here intelligently, you have to know which Marbella you are buying into.
The Golden Mile is the original Marbella — a 4-kilometre stretch between the old town and Puerto Banús, where Saudi royalty and Spanish industrial dynasties built villas in the 1960s and 1970s. Today it remains the most established beachfront postcode in Spain, with mature gardens, beach clubs (Trocadero, Puente Romano) and pricing in the €10M-€40M range for trophy estates.
Hillside above the Golden Mile, these are Marbella's most private gated enclaves. Spectacular views, larger plots, contemporary architecture. Entry around €5M for resale villas; off-plan and contemporary builds frequently above €10M.
The marina lifestyle. Yachts, brand-name retail (Hermès, Louis Vuitton, Dior), and a year-round restaurant scene. Apartments in the marina itself trade above €4M/m² in trophy buildings. Nueva Andalucía just inland offers more space and golf at significantly lower per-m² pricing.
Quieter, family-oriented, with the international schools (Aloha College, English International College) and a more residential pace. Beachfront villas from €5M; inland from €1.5M.
The historic core — orange-tree-lined plazas, restored townhouses, restaurants behind blue doors that locals don't post on Instagram. For buyers who prefer character over square metres.
Adjacent to Marbella, technically a separate municipality. Higher plots, lower density, ultra-private. La Zagaleta (covered in our dedicated guide) is the most exclusive of all.
1. Orientation: south or south-west for the sun-set lifestyle most buyers expect.
2. Plot: if privacy matters, you want at least 1,000 m².
3. Year of build / refurbishment: Marbella villas built before 2010 frequently require structural and energy retrofits.
4. Community fees: in gated estates, factor €600-€2,500/month for security, gardens and shared amenities.
5. Distance to airport: 35-55 minutes from Málaga AGP — closer is increasingly priced at a premium.
